CBD Update November 2017

The festive season is bearing upon us with the construction of the Christmas Tree in Garden Place ready for the tree lighting concert on the 2nd December.

Feedback around the new parking initiative has been positive with visitors to the CBD becoming more aware of the 2 hours free opportunity.  We have also had positive feedback from current and future tenants regarding on street customer parking.

This month movements around the CBD have included The Training Bureau to 36 Bryce Street, Platform Plus relocating to 850 Victoria Street, DTR have relocated from Victoria Street to Barton Street with Simply Gifts taking over the DTR vacated space creating double the amount of space.  Corner of London and Anglesea Streets now features a new gym called 9 Round Kickboxing, this space was previously occupied by Smart PC.  DeStylez Studio Mix have recently moved into the space on the corner of Collingwood and Anglesea Streets.

We have got Commercial auctions at our premises on the Corner of Victoria & London Streets coming up on Thursday 30th November starting at 11am with some quality investment opportunities on offer.  Contact the NAI Harcourts team for further information.

CBD Update October 2017

Leading into the run up to Christmas we have seen a demand for pop up retail offerings including I Love Ugly and Trade Aid who have shops on a short term basis down Casabella Lane.

This month we saw Mike Pero Real Estate open at 660 Victoria Street and Kathmandu have moved from Bryce Street to Centre Place.  Diversity Counselling have taken up space at 55 London Street with the Family Law Centre also moving into the Vero Building located at 127 Alexandra Street.

We were excited to see plans for the expansion of Novotel in Alma Street which will provide 40 extra rooms to the hotel.

Trust Waikato are currently in the process of constructing a new building directly behind their current premises in London Street.  We are looking forward to seeing their new premises.

The Electoral Commission housed in Ward Street drove a record low vacancy for office space in the CBD in the past six months to June 17.   There is still a strong demand for high quality office space with vacancy at a four year low in grade A.

The current vacancy of 8.3% remains below the five year historical average of 9.8%.  Typically, we anticipate and are already seeing retail activity ramp up in the months leading up to Christmas.

CBD Update September 2017

September has put a spring in the step of the CBD with day light savings activating the energy.  Gates are on the move into the ground floor of the Beggs Wiseman building on the corner of Victoria & Ward Streets joining Dynamo6 who have also recently taken up occupancy of the first floor.

Recent refurbishment of this building has highlighting the historic features and this building still offers retail space from 54sqm to 114sqm.

Gates previous building at 302 Barton Street has concepts and plans drafted to create a laneway wrapping around the rear of the building which will incorporate Rocket Coffee and Needle in the Hay.  These concepts and ideas bring a new element and offering to retail in the CBD.

530 Victoria Street saw E-Juice bar take up the ground floor retail space and north of this 660 Victoria Street has undergone a complete refurbishment. One ground floor tenancy already snapped up and we look forward to seeing this new business arrive to Hamilton. Two ground floor tenancies remain with office space on the second floor also available.

Our latest retail and office occupancy surveys focussing on the CBD will be out in the next couple of weeks, keep an eye out for these to find out the latest trends in occupancy rates around the CBD.
